The Commercial Property and Real Estate Observatory for Montpellier and its Metropolitan Area presents the results of the commercial real estate market for 2025. The figures in this report reflect the impact that the national economic context has on the sector.

The market for office space declined slightly, but saw notable new developments

  • The Observatory’s partners handled 43,521 m² of office space in the first six months of 2025 with a total of 119 transactions (-11% compared to the first half of 2024).
  • Average transaction surface area: 281 m²
  • Six transactions concerned surface areas of more than 1,000 m²
  • The market for commercial premises continues to be mainly oriented towards leases (72% of the total surface area), while acquisitions represented 28% of transactions.
  • Pre-existing properties continue to dominate the market, accounting for 65% of transactions (35% new).
  • 57% of occupants are local or regional players, while 33% are nationwide.
  • Average prices (excluding VAT/maintenance/parking):

             > Lease of existing space: 156 €/m²

             > Lease of new space: 176 €/m² 

             > Acquisition of existing space: 2,450 €/m²

             > Acquisition of new space: 2,663 €/m²

  • Demand is mainly concentrated in the territory’s east sector (41%), followed by the south (28%) and north (21%).

A commercial real estate market that has been impacted but remains dynamic

  • The Observatory’s partners handled 33,722 m² in the first six months of 2025 with a total of 69 transactions (-37% compared to the first half of 2024).
  • Average transaction surface area: 447 m²
  • 37% of the space involved premises between 1,000 and 5,000 m².
  • Similarly to the office space market, the market for business premises continues to be mainly oriented towards leases (78% of the total surface area), while acquisitions represented 22% of transactions.
  • 88% of the space transactions involved pre-existing properties, 10% new properties, and 2% restructured properties.
  • 83% of occupants are local or regional players, while 16% are nationwide.
  • Average prices (excluding VAT/maintenance/parking):

             > Lease of existing space: 91 €/m²

             > Acquisition of existing space: 1,446 €/m²

             > Acquisition of new space: 1,671 €/m²

  • Demand is mainly concentrated in the territory’s southern (43%) and eastern (21%) sectors.

Real estate market in sharp decline but nevertheless attractive

Five real estate transactions were finalized in the first half of 2025, totaling 21,944 m² (-51.4% compared to the first half of 2024).

Most of these transactions were located in the southern (60%) and eastern (40%) parts of the territory.
